Varaždin's technology park put 60 kW of solar on its roof so it would not lift tenants' rent

Tehnološki park Varaždin switched on 60 kW of new rooftop solar, taking the building to 70 kW. The city put in €48,234 and the park paid €10,257 to fix the roof first. The stated goal is to stop rising power costs from pushing up rents for the small firms inside. There is no battery.

A business park in northern Croatia used solar to hold its rents.

Tehnološki park Varaždin switched on a new rooftop system on 6 October, the City of Varaždin said. The roof got 153 new panels rated at 60 kW. With an older 10 kW array, the building now has 70 kW. The city says both arrays together are expected to make about 5,334 kWh a month.

The money. The City of Varaždin co-funded the job with €48,234.11. Before the panels went up, the park spent €10,257.25 fixing the roof. The release does not give the total project cost.

The reason. The park says power costs keep rising, and it did not want to pass them on. Rent there has not changed in four years, even after the park replaced all its windows and its heating and cooling. Park director Vedran Bubalo said making its own power lets the park keep investing without loading tenants with higher rent.

First, the terms. kW is how hard the panels can push on a sunny day. kWh is the energy they make over time. About 5,334 kWh a month is roughly 64,000 kWh a year. That is an average. A Croatian roof makes far more in July than in December.

Analogy: the landlord fixed the bucket before filling it. Repairing the roof first means the panels do not come off in five years for a roof job.

Workplace meaning. If you own or manage a building with tenants, this is the model. Solar on a shared roof can cover common-area and building loads, and it gives you a reason not to raise rent. Fix the roof before the panels go on.

Good: Real sizes, real grant and roof-repair figures, and a clear business reason.

Bad: No total cost, no payback, and no figure for how much of the building's power the solar covers.

Ugly: There is no battery. The park can only use the solar while the sun is up, so evening and winter loads still come from the grid. And the monthly figure hides a big gap between summer and winter.

Soft next step: before you put solar on a tenanted building, check the roof's remaining life and who pays for which meter. Then a short consult at Sovryn Energy /consult if you want that worked through for your site.
